We are renting one upstairs bedroom in a 3 bed, 3.5 bath townhouse in the gated property Cobblestone at Brookhaven. The bedroom for rent has a full private bathroom and a walk-in closet. The unit is strictly non-smoking. No drug use of any kind. We have frequent small social gatherings on weekends. No additional pets, as we already have a small dog. Utilities are approximately $150/month. This includes hi-speed internet (50 Mbps), HD cable, DVR, Netflix, electricity, gas, water and monthly maid service. You wrote it well, I don't see anything else that I would change, it sounds good. It's a little bit of a slow time of the year right now, so you might want to drop the rent $50 if you're not getting a good response at $700.
