(Las Vegas) Renovated bedroom with bath - Month to month lease

I am renting out the 3rd room in a 3 bedroom 2 baths. The room is for a female only;
The other two residents here are both professional females between in our early 20s.
The apartment is 1200 sq ft with a large kitchen, dining room, living room and a bathroom you would share with one person. The living room has a TV with a blue-ray and Netflix and Hullo plus.
There is also a small patio and a washer and dryer in the apartment.
The apartment complex is gated with lots of parking, a large pool, hot tub and gym that is all open 24/7. Utilities are typically just under $100 per person, but I expect that to go down a little with a third person.
Currently with 3 people the rent is $328 however the other resident is on a month to month lease.
